辦公室租金持續向上;大型商用不動產市場交易金額回到疫情前水準;前三季土地交易額續創歷史第三高。

2021第三季市場摘要:

商辦市場供給緊缺需求穩健。2021第三季台北A辦平均月租金為每坪2,847元,相較上一季上升0.7個百分點,整體市場缺乏新供給,較無新租約產生。A辦整體空置率為2.4%,相較上一季上升0.5個百分點。
剛性經濟成長推動租賃需求,市場持續外溢。製造業、科技業、網通、金融業需求穩健,南港、內湖因租金相對優惠,預計將持續受到客戶青睞。

全球市場概況摘要:

2021年上半年全球商用不動產市場偏向樂觀,交易額達美金4,230億元,相較去年同期上升約33個百分點,若與2019年上半年比也僅下降2個百分點。單看第二季表現更是相較去年同期上升44個百分點,顯示全球商用不動產市場亦已回復疫情前水準。

投資市場摘要:

2021年第三季商用不動產市場投資額達223億元。統計前三季表現穩健,總投資額來到785億元,維持疫情前2019年水準。
